LAGUNA SENIOR

Laguna Senior Apartments were created through AHCDC’s unique collaboration with Project New Hope in order to serve special needs seniors in a mixed-income, mixed population setting. Construction was completed in June 2007 using a broad range of financing including 4% Low Income Housing Tax Credits and a combination of loans from California’s Department of Housing and Community Development and both the City and County of Los Angeles.
There are 53 one bedroom and 11 two-bedroom units and all at an affordable rent for income-qualifying seniors. The building includes extensive common areas, outdoor patio, computer center, laundry room, elevator access to all floors including the parking garage.
KNOB HILL APARTMENTS

This AHCDC new construction project involved two multi-story buildings uniquely constructed into a hillside using extensive shoring. Knob Hill Apartments has 39 affordable units for senior citizens.
Building features include a subterranean parking structure with two podium decks above, photovoltaic and solar hot water systems, energy efficient roofing and lighting. The Knob Hill development was funded using Low Income Housing Tax Credits. Equity and financing partners were US Bancorp and US Bank.
TOWER ON 19th

The Tower on 19th is an 18-story building that went through extraordinary renovation including significant seismic and fire life safety system improvements in 2013. Residents now also enjoy a new lobby and piano lounge, media room, mail room, laundry room and computer-learning center. A separate social hall was also completely renovated.
To accomplish this challenging project, Reiner Communities partnered with AHCDC. Union Bank provided Low Income Housing Tax Credits while mortgage financing was provided by U.S. Department of Housing and Urban Development (HUD) and Prudential Mortgage Capital. Tax-exempt bonds were purchased by Citi Community Capital.
CITY CENTER LYNNWOOD

This affordable housing project developed with AVS Communities in Lynwood, WA focuses on residents first. It is a truly beautiful community with all of the outside amenities that anyone would want for their home such as a courtyard pool and patio and gathering area equipped with gas BBQs. Featured perks inside this complex of one, two, and three bedroom apartments include granite counter tops, stainless steel appliances, and hardwood floors. Varied floor plan layouts have unique options including balconies, patios, vaulted ceilings and walk in closets.
City Center Apartments were made possible through Low Income Housing Tax Credits provided by the Washington State Housing Finance Commission and a Multi-Unit Housing Property Tax Exemption (MFTE) program for residents whose income does not exceed the maximum allowable income for their household size. Equity and financing partners were Alliant Capital and JP Morgan Chase.
THE HEIGHTS APARTMENTS

The Heights Apartments were uniquely developed for Seniors. Each unit includes central HVAC, refrigerator and microwave, custom blinds, ceiling fan and balconies or patios. Community Amenities include a community center, business center, laundry facilities, exercise room, picnic area, on-site management and resident services.
A portion of the The Heights’ units are set aside for homeless seniors who meet Housing Authority of the County of Los Angeles Section 8 voucher program guidelines. Equity and financing partners were Wells Fargo Affordable Housing and Los Angeles County Development Authority.
RESERVE at LACEY

The Reserve at Lacey was developed in partnership with AVS Communities. Equity and financing partners were Alliant Capital and KeyBank.
The project has 308 apartments for low-income seniors aged 55 and older with on-site management and maintenance, dining rooms, wellness office, beauty salon, indoor pool/spa, clubhouse, recreation rooms and fitness center, and outdoor courtyard and firepits.
MACARTHUR FIELD A

MacArthur Field is a new, solar electric project located on the West LA Veterans Campus featuring three-story housing communities designed exclusively for veterans with income levels between 30% and 50% of the area median income. Developed in conjunction with The Core Companies, each building has 74 spacious one-bedroom apartments with a full kitchen, bathroom, and large windows and available parking. Management and veteran support services are located on this beautiful site that includes a community garden, dog park, gym, walking paths, laundry, and business center. Equity was provided by National Equity Fund. Additional funding provided by the U.S. Department of Housing and Urban Development (HUD) and the Home Depot Foundation.
